I'm Scout Eveleth — a real estate agent born and raised in Sumter County, Florida. I've spent my life in this part of the state, watching it grow and change, and I know what makes each county and community genuinely different from the next.
Real estate in Central Florida is more complicated than it looks from the outside. There's a retirement corridor unlike anything else in the country, five distinct counties with different characters and price dynamics, and a landscape of 55+ communities where the fees, amenities, and resale situations vary significantly. My job is to help buyers and sellers navigate that clearly — without the noise.

Relocation buyers from out of state — people who know they want Central Florida but don't know which county, town, or community type actually fits what they're looking for. I help narrow that down before wasted trips and wrong offers happen.
Retirees and 55+ community shoppers — comparing The Villages to its alternatives, trying to understand what HOA fees and CDD bonds actually mean for their budget, figuring out which community lifestyle matches how they want to spend their time. This is a big part of what I do.
Sellers — whether you're upsizing, downsizing, or ready to list a home in a 55+ community, I can give you a straight read on current market conditions and what your property is realistically worth right now.
Locals already here — people who grew up in this region or have lived here for years and are ready for the next move: a different county, a larger home, a smaller one, or finally making the leap into a 55+ community. You don't need an orientation tour. You need someone who knows the market from the inside and won't waste your time.
I tell clients what actually fits their situation — including the honest tradeoffs of any area or community they're considering. If a place isn't right for what you're looking for, I'll say so, and I'll tell you why. The goal is the right fit, not the fastest close.
Most conversations start with what you're trying to accomplish: where you're coming from, what your budget looks like, what lifestyle you're after. From there I can usually tell you which areas and communities are worth your time and which ones to skip — before you've spent a weekend driving around in the wrong direction.

My primary focus is Sumter, Lake, and Marion counties — the heart of the Central Florida retirement and relocation corridor. These three counties cover The Villages and surrounding communities, the Lake County retirement towns, and Ocala's major 55+ communities. It's where most of my clients are looking, and where I know the market best.
