Each of the five counties covered here has a distinct character, price range, and lifestyle identity. Understanding the differences is the first step to knowing where to focus your search.
The five counties in this region each attract different buyers for different reasons. Sumter is the retirement corridor anchor. Lake has the lakes and small-town character. Marion has the largest cluster of 55+ communities at lower prices. Citrus is the Nature Coast. Hernando is the underrated option between Tampa and the Gulf. Here's an honest breakdown of each.
Home to The Villages — one of the largest retirement communities in the world — and surrounding towns including Bushnell, Wildwood, Oxford, and Webster. Sumter County has the highest concentration of active adult infrastructure in the region and the highest percentage of residents 65+ of any county in Florida. Buyers outside The Villages find lower prices, no CDD bond, and real small-town character within 15–20 minutes of The Villages' amenity network.
Sumter County guide →Lake County has 250 named lakes and nearly 1,800 bodies of water — the name is not a metaphor. Lady Lake sits at The Villages' southern doorstep. Leesburg is home to two of the best-value 55+ communities in Florida. Mount Dora is one of the few genuinely walkable small towns left in Central Florida. Clermont anchors the county's fast-growing southern corridor. The most visually distinct county in the region.
Lake County guide →Ocala anchors one of Florida's most affordable mid-size cities — a real downtown, hospitals, a state college, and a regional airport. The county has the densest cluster of 55+ communities in Central Florida: On Top of the World, Del Webb Stone Creek, Stonecrest, and Spruce Creek South are all within a 20-minute stretch. Lower prices than Sumter or Lake, and no CDD bond debt on any of the major communities.
Marion County guide →Crystal River, Homosassa, Inverness, and Beverly Hills. One of the only places in the country where you can legally swim with wild manatees. Gulf access, spring-fed rivers, and some of the most affordable waterfront inventory in Florida. No interstate running through it — which is part of what keeps it quiet and priced the way it is. For buyers who want outdoor access and Old Florida character at a lower entry point than anywhere else in the region.
Citrus County guide →Spring Hill and Brooksville, positioned between Tampa and the Nature Coast. Brooksville has a genuine historic downtown — brick streets, an old courthouse, and a pace that's increasingly rare this close to a major metro. Spring Hill is more suburban with strong new construction and Suncoast Parkway access to Tampa. I lived in Brooksville for five years and know the county firsthand.
